Rosevale is a small family run guest house with a warm friendly welcome from the proprietors Catrtiona and family, who live on the premises. All rooms are bright and comfortable with TV and hospitality trays and the house is non-smoking throughout. Weekly rates are available on request as are room only rates. Some rooms have a marvellous view over Arthur's Seat. All rooms are en-suite with central heating, tea and coffee making facilities, and a microwave is available on request. A full cooked breakfast is included. The house is non-smoking with free unrestricted car parking on the street.

1 - Double Room - Comprising a comfortable double bed, en-suite shower room, TV, tea and coffee making facilities, hair dryer and towels. A very quiet back room with a view of Arthur's Seat.

2 - Twin Room - Comprising 2 single beds, an en-suite shower room, TV, tea and coffee making facilities, hair dryer, and towels A very quiet back room with a view of Arthur's Seat.

3 - Triple Room - A large spacious room with 3 single beds and space for an extra bed if needed. The room includes an en-suite shower room, TV, tea and coffee making facilities, hair dryer and towels.

4 - Family / Quad Room - A large room with a double and 2 single beds. Includes an en-suite shower room, TV, tea and coffee making facilities, hair dryer and towels.

Breakfast Room - A beautiful Victorian room with a large bay window and outstanding cornices. We serve a full cooked Scottish breakfast or continental breakfast if preferred.

Rosevale is ideally situated on a quiet side street beside a busy main road. There is an excellent bus service to the Royal Mile and city centre, just 1.5 miles (10 mins by bus) away. This is a Victorian stone terraced villa, and a traditional Edinurgh house, with free parking on the street outside. Easily accessed from the city centre by car, bus or taxi we are also on a direct route from the city bypass by the A7. Nearby are The Commonwealth Swimming Pool, Edinburgh Royal Infirmary, Pollock Halls, Edinburgh University and Cameron Toll Shopping Centre. On nearby Dalkeith Road and Minto Street/Clerk street there are numerous places to have a meal, a snack or a drink or find local shops and takeaways.
